Back Boiler Replacement Grant: Eligibility and Removal

A back boiler replacement grant may help eligible households replace an inefficient heating system through ECO4. There is no universal cash payment or automatic entitlement. Your household circumstances, property assessment and supplier approval determine the offer. Removal and fireplace repairs must be confirmed separately in the written scope of work.

InstantGrant is an independent grant information and application support service. We are not the government, Ofgem, an energy supplier or an installer. We do not award grants or guarantee funding. Final eligibility and installation decisions rest with the relevant scheme provider.

Last checked: 4 October 2026. ECO4 currently runs until 31 December 2026 across England, Scotland and Wales. Suppliers may stop accepting projects earlier, so confirm current availability before arranging work.

What is a back boiler replacement grant?

The term usually describes funding towards replacing an old boiler behind a fireplace, rather than a separate national scheme with that official name. ECO4 can support eligible heating improvements. Other programmes may help with a heat pump or a wider home upgrade, depending on where you live.

A gas back boiler and a solid fuel back boiler need different technical assessments. Tell the assessor which fuel the appliance uses and whether it supplies radiators, hot water or both. If you are unsure, provide the model details or an existing service record rather than opening the appliance.

Replacing the heating system also involves deciding what happens to the old fire, chimney, hot water cylinder and pipework. A funding offer should describe these jobs clearly, rather than simply promise a “free boiler”.

Who qualifies for a back boiler replacement grant through ECO4?

ECO4 eligibility depends on the household and the home. Under the usual benefits route, owner occupied properties need an energy rating of D, E, F or G. Private rented properties need E, F or G and landlord permission. Meeting these conditions does not automatically approve a boiler replacement.

The current qualifying benefits include:

  • Universal Credit.

  • Pension Credit Guarantee Credit.

  • Pension Credit Savings Credit.

  • Income Support.

  • Income based Jobseeker’s Allowance.

  • Income related Employment and Support Allowance.

  • Housing Benefit.

  • Child Benefit, subject to the relevant household income limits.

Being over 60, receiving State Pension or receiving a disability benefit alone does not establish eligibility through this benefits list. A different route may still apply.

Can private tenants get a replacement back boiler?

Private tenants need their landlord’s consent, and ECO4 restricts the heating measures available in rented homes. A routine gas boiler replacement is generally excluded. An eligible renewable heating upgrade may be possible instead. The provider must check the tenant, property and proposed package before confirming what can be funded.

Social housing tenants should speak to their housing provider about repairs and planned heating upgrades. They should not assume that a homeowner boiler offer also applies to their tenancy.

Does the back boiler have to be broken?

An inefficient boiler can potentially qualify for an ECO4 heating upgrade while it still works. This is different from the capped route for replacing a broken efficient heating system. The assessor must establish the existing system’s efficiency and the eligible replacement; age alone does not settle the decision.

There is no universal rule that every boiler becomes eligible after seven, ten or fifteen years. Avoid delaying necessary repairs or deliberately disabling a working appliance to pursue funding.

Can you apply without qualifying benefits?

You may be considered through ECO4 Flex without receiving a listed benefit. The household income route requires combined gross annual income below £31,000 for all permanent adult residents. Other routes use specified vulnerability evidence or health referrals. Council participation and a suitable funded project are still necessary.

“Below £31,000” means less than that amount, not £31,000 or less. The calculation includes permanent adult relatives and lodgers. Ask the council which income evidence it needs and whether it is currently accepting referrals.

A council declaration establishes household eligibility for Flex. It does not guarantee that an energy supplier will fund your preferred boiler or agree to a particular installation date.

Can a back boiler be replaced with a combi boiler or heat pump?

A combi boiler, a boiler with a separate cylinder or a heat pump may be technically suitable, but the funding route affects the choice. An assessment should consider heat loss, hot water demand and the existing heating system. It should also explain why the proposed replacement suits your household.

Replacement options and the checks to make

Option

What to discuss

Funding point

Condensing gas boiler

Gas supply, flue position, water pressure and hot water demand.

May be considered under an eligible ECO4 upgrade. It is not funded by the Boiler Upgrade Scheme.

Air to water heat pump

Outdoor space, room heat loss, radiator sizes and cylinder space.

ECO4 or an alternative heat pump programme may apply, subject to its rules.

Ground source heat pump

Ground access, installation design and overall project cost.

The Boiler Upgrade Scheme may contribute in England and Wales.

For an eligible property replacing a gas back boiler, the Boiler Upgrade Scheme currently offers £7,500 towards an air to water or ground source heat pump in England and Wales. It is not means tested. An MCS certified installer applies and deducts the approved grant from the price.

The temporary £9,000 heat pump rate applies to qualifying off gas grid oil or LPG homes. It does not apply simply because your back boiler is old. Read our guide to applying for the Boiler Upgrade Scheme if you are considering this route.

A back boiler that already heats several radiators is an existing wet central heating system. Removing it or finding it broken does not turn the home into a first time central heating application. The assessor must check the property’s heating history.

How much funding can you get, and what might you pay?

ECO4 does not give every household a fixed back boiler grant amount. The supplier decides whether to support the assessed project and how much funding to offer. Some installations are fully funded; others may require a contribution. The written offer should explain your total payment before you agree.

Ask for a breakdown that separates the heating installation from removal and building work. This makes it easier to compare two offers that appear to cover the same replacement but include different jobs.

Work to confirm in the written offer

Item

Question to ask

Old appliance and fire

Will they be physically removed, or safely decommissioned and left in place?

Replacement heating

Which system, controls and commissioning checks are included?

Radiators and pipework

Which existing parts will stay, and which will be replaced?

Cylinder and tanks

Will they stay, be replaced or be removed?

Fireplace and chimney

Are necessary alterations, waste disposal and making good included?

Decoration and flooring

Who pays for plastering, painting or repairs around the opening?

Aftercare

Who supplies the warranty, servicing information and complaint contact?

Decommissioning and removal are different. Decommissioning makes an appliance safely inactive. Removal takes it out of the property. Neither term, by itself, confirms that the fireplace will be rebuilt or redecorated.

Do not calculate your contribution from a headline grant figure alone. Use the total agreed installation price, the confirmed funding deduction and any separately quoted work.

Check Your Heating Grant Eligibility

An initial check can help identify a possible route. Funding remains subject to assessment and provider approval.

How to apply for help with back boiler replacement

Start by identifying the appropriate funding route, then arrange an assessment through the relevant supplier, council or installer. There is no single government application form covering every back boiler replacement. Keep the household eligibility check, technical survey and written funding offer as separate stages of the process.

  1. Record your existing heating. Note the fuel, appliance model if known, whether it works and which rooms it heats. Gather service records without dismantling anything.

  2. Prepare household details. Have your postcode, ownership or tenancy information and relevant benefit or income evidence ready. Check the property’s EPC if available.

  3. Contact the right provider. For ECO4, approach a participating energy supplier or its delivery provider. For Flex, ask your council about its current referral process.

  4. Arrange the home assessment. Ask the assessor to explain the proposed heating system, any insulation work and how the home will receive heating and hot water.

  5. Review the written offer. Confirm the funding route, your contribution, removal arrangements, excluded work and who is responsible for each part.

  6. Agree the work and handover. Confirm the schedule, possible heating interruption, commissioning records, applicable certificates and warranty documents.

Our ECO4 application guide explains the application route in more detail. Always confirm current evidence requirements directly with the provider handling your case.

Do not commission private work on the assumption that a scheme will reimburse you afterwards. Confirm approval and the permitted sequence of work first. A funding enquiry also does not replace arranging urgent help for a failed or unsafe appliance.

Safety when removing a back boiler

Back boiler work needs a professional with the appropriate competence for the appliance and fuel. Gas work must be undertaken by a suitably qualified Gas Safe registered engineer. Solid fuel appliances require their own specialist assessment, particularly if you plan to keep using the fireplace after the boiler is disconnected.

The Health and Safety Executive warns that redundant solid fuel back boilers can explode if a fire heats trapped water inside a sealed appliance. Do not light a fire in front of a redundant solid fuel back boiler until a competent professional has assessed it and confirmed safe arrangements.

Read the HSE safety alert on redundant solid fuel back boilers. Do not attempt to drain, cap, cut out or dismantle the appliance yourself.

If you want to retain a gas fire, ask the engineer whether that specific installation can remain safely in use. Funding approval is not confirmation that an existing fire or chimney is safe.

Back boiler funding options across the UK

Where you live changes the available programmes. ECO4 covers Great Britain, while the Boiler Upgrade Scheme covers England and Wales. Scotland and Northern Ireland have separate support routes. Ask each provider about current availability and the heating measures it can support rather than assuming that every programme funds gas boilers.

Routes to investigate by nation

Nation

Possible routes

Useful distinction

England

ECO4, ECO4 Flex, Boiler Upgrade Scheme and Warm Homes: Local Grant.

The local grant can support low carbon heating and insulation; it is not a general gas boiler replacement offer.

Wales

ECO4, ECO4 Flex, Boiler Upgrade Scheme and Nest.

Nest may provide boiler repair or replacement for eligible homes without heating or hot water.

Scotland

ECO4 and advice through Home Energy Scotland.

Ask about Warmer Homes Scotland and appropriate grant or loan support. BUS does not apply.

Northern Ireland

Ask the Housing Executive about Affordable Warmth and current local support.

ECO4 and BUS do not apply. Check availability before relying on an older scheme advertisement.

England’s Warm Homes: Local Grant usually requires household income of £36,000 or less and a privately owned home rated EPC D to G. Certain postcode or benefit routes can cover higher incomes. A council survey decides the improvements offered; landlords may need to contribute.

Check each scheme’s rules before combining funding. Do not assume two programmes can pay towards the same heating installation.

Common misunderstandings about back boiler grants

The most common mistakes are treating a benefit award as installation approval, assuming every removal cost is included and expecting a fixed grant because a boiler is old. A reliable offer separates household eligibility, technical suitability, funding approval and the exact work agreed for your property.

  • “I receive Universal Credit, so my boiler will be replaced.” The home and proposed heating work must also qualify.

  • “Every private tenant can get a free combi boiler.” ECO4 restricts ordinary boiler replacement in rented homes.

  • “The grant includes a finished fireplace.” Confirm removal and making good in writing.

  • “A more efficient system guarantees a particular saving.” Bills also depend on tariffs, heat demand, controls and how you use the home.

Frequently asked questions

These answers address practical questions about funding, timing and replacement choices. They help you prepare for an assessment, but they cannot confirm an individual award. The provider must check the property, supporting evidence and proposed work before issuing an offer you can rely on.

Is there a separate back boiler removal grant?

There is no universal national grant that pays every household solely to remove a back boiler. Removal may form part of an approved heating replacement project. Ask whether the offer covers safe decommissioning, physical removal, disposal and repairs around the fireplace, as these are separate tasks.

Can pensioners get help replacing a back boiler?

Pensioners may qualify through a relevant benefit, ECO4 Flex or another programme, depending on their circumstances. Age alone does not establish entitlement. Pension Credit is different from State Pension, so describe the actual benefit you receive when asking a provider to check your eligibility.

Can I get a grant to replace a Baxi Bermuda back boiler?

A Baxi Bermuda can be assessed for replacement, but its brand does not create an entitlement to funding. Provide the model details if available. The assessor needs to establish the heating system’s condition, your household route and whether the proposed replacement is eligible and suitable.

How long does a funded back boiler replacement take?

There is no guaranteed national timetable. Evidence checks, surveys, supplier approval, access and the agreed work all affect the schedule. Ask the provider for separate dates for assessment, funding confirmation and installation. With ECO4 due to end in December 2026, confirm whether it can accept and complete your project.

Can I keep my fireplace after the back boiler is replaced?

That depends on the appliance, its fuel, the fireplace and the proposed work. Ask for a written explanation of what will remain and whether it can be used safely. A redundant solid fuel back boiler needs particular care; do not assume that disconnecting its pipework makes lighting a fire safe.

What should I do if one provider turns me down?

Ask whether the reason is household eligibility, unsuitable heating work, limited funding or lack of local coverage. That distinction helps you decide the next step. Another participating supplier may consider an ECO4 project, or your council may identify an alternative route. Approval is still subject to that provider’s checks.
